OB GROUND UP CONSTRUCTION

The builders we work with are geared to building the finest product with the most amenities at the best possible price. Typically, our builders are not in the business to build custom homes; this is where we come in. Our customer service team is your liaison with the builder from construction to your move in day. Once your contract is signed, we begin the business of making sure all your questions are answered. This allows the builder to build, and you will have a stress-free experience.

Here are the answers to some frequently asked questions for the OB Ground Up Construction Program

This program allows you to live in the neighborhood of your choice in a home that you have personalized It also allows you to live in Lehigh Acres in a beautiful rental home until your dream house is completed. You must have proof of funds prior to embarking on this project.

  • You find a lot in the neighborhood of your choice. Our Asset Manager will give you the price he would pay for this lot for our inventory. He will also let you know his opinion on the location, environmental issues and other aspects of the lot, such as electrical availability and lot elevation for septic.

  • You negotiate the price of the lot with the owner. Inflation is your friend in ‘building now.’ An example would be a $20,000.00 wholesale price and a $40,000.00 retail price in the neighborhood you wish to live. If inflation is 3%, which is the current rate, and the price of your home all-in is $400,000.00, it would only take 2 years to justify the price differential between wholesale and retail. Please feel free to use the below calculator to calculate the length of time to determine the payoff between wholesale and retail.

  • You can contract to buy the home from OB through our Customer Service person who is a licensed Real Estate Salesperson. The lot would be the down payment for the construction of your new home.

  • The Purchase Contract is cancelable from Day One until Day of Closing for any reason. The only penalty is the difference in the wholesale price of the lot, which has been disclosed, and the retail price you pledged the lot as down payment on the purchase or the option to purchase.

  • If your dream house is not completed in one year from the permits being issues or if the price of the home is increased by the builder due to market conditions you are free to cancel. If the market conditions result in a decrease in the selling price and the builder does not meet the market you are also free to cancel.

  • During construction all communication on your home will be through the OB Customer Serviceperson which allows you to have your own point person. The builders we work through are able to give you your dream home at the lowest possible cost as they concentrate on building and leave the time-consuming details, to where they belong, a dedicated customer service person.

  • Do I meet the builder? At the time of signing, any other meeting before CO will be at an hourly rate of $1000.0 per hour with a two hour minimum.
