The 1250 home is perfect for first-time home buyers and retirees.

We offer a 3 bedroom, 2 bath model or a 2 master suite model that includes a half bath for guests.  A one bedroom model with or without a den can be custom designed. All models come with a single car attached garage with the option to expand a two or three car garage.

Our most popular model (see floor plan) includes a beautiful open floor plan with 3 bedrooms, 2 bathrooms and an attached single car garage for an all-inclusive monthly price of $2,578.  This includes mortgage, mortgage insurance, property insurance, and property taxes (with homestead exemption), assuming you meet the FHA financing qualifications. This home is available with FHA financing, subject to qualification, with a 3.5% down payment.

While rents rise rapidly during periods of high inflation, a fixed mortgage payment stays the same while your home increases in value.  As a homeowner, you can refinance your loan and lower your payment when and if interest rates fall in the future.

FHA loans are a great option for first time home buyers.  Based on our estimates – using the 1250 Model with 3 bedrooms, 2 bathrooms, and a 1 car garage – you will need a household income of $5,200/month to qualify for the loan.  If you have additional monthly debt payments such as student loans, car loans, or credit card payments, you will likely need additional income above $5,200/month to cover those payments and qualify for the FHA loan.

The FHA requires a minimum credit score of 580 to qualify for one of their loans.  This is a lower credit rating requirement than you will find with other types of mortgage loans.

The FHA first time home buyer loan requires a down payment of 3.5%.  On a $270,000 home, this comes to $9,450.

Yes.  We would be happy to review any lot you own or plan to purchase to evaluate what would be needed to make it a buildable lot.  We evaluate the amount of lot clearing, lot filling, and debris hauling will be needed to prepare the lot for the construction of your new home.  We can estimate the cost of preparing the lot for the construction phase.  Please contact us if you would like us to evaluate your lot.

Yes.  With interest rates rising in recent months, the monthly payments rise as well.  However, when the Federal Reserve lowers interest rates in the future, homeowners often refinance the loan to reduce their monthly payment.  If you have 20% equity in your home when you refinance, you can also eliminate the PMI (private mortgage insurance) from your monthly payment which will further reduce your monthly cost.

Our base 1250 models include a 1 car garage.  We will happily give you an estimate on expanding the garage to a 2 or 3 car garage depending on your needs.  This is less expensive than you may expect.  Adding each additional garage space adds roughly 2.5% – 3.0% to the overall cost of the house.  We can give you a specific price when you are prepared to build with us.
